Tesla stock closed the week at <a href=\"https:\/\/www.marketwatch.com\/investing\/stock\/tsla\" target=\"_blank\" rel=\"noopener noreferrer\">$650 per share<\/a> (!), further solidifying its position as the world&#8217;s biggest car maker &#8212; at least in the eyes of investors who are responsible for Tesla&#8217;s prodigious market capitalization. But if that&#8217;s true, then one of you Tesla investors out there really needs to <a href=\"https:\/\/wolfstreet.com\/2020\/01\/24\/tesla-global-deliveries-compared-to-top-10-volkswagen-toyota-gm-ford-honda-fca-mercedes-chart\/\" target=\"_blank\" rel=\"noopener noreferrer\">explain this<\/a>:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-59242\" src=\"http:\/\/lenpenzo.com\/blog\/wp-content\/uploads\/2020\/02\/Tesla-vs-Others-Deliveries.png\" alt=\"\" width=\"500\" height=\"449\" srcset=\"https:\/\/lenpenzo.com\/blog\/wp-content\/uploads\/2020\/02\/Tesla-vs-Others-Deliveries.png 499w, https:\/\/lenpenzo.com\/blog\/wp-content\/uploads\/2020\/02\/Tesla-vs-Others-Deliveries-300x269.png 300w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> In other news, if you&#8217;re unemployed, but still want to enjoy all of the benefits that home ownership has to offer, you&#8217;re in luck. Why? Because it looks like the mortgage lending industry is trying to <a href=\"https:\/\/moneymaven.io\/mishtalk\/economics\/just-in-time-lenders-seek-congressional-approval-for-no-income-mortgages-lwZELvUCP0ibhDOQZpyrkw\" target=\"_blank\" rel=\"noopener noreferrer\">eliminate debt-to-income rules<\/a> for home buyers. Yes, again; it&#8217;s the same old story. That being said, here&#8217;s a real estate anecdote I&#8217;m fairly certain most people <em><strong>haven&#8217;t<\/strong><\/em> heard before &#8230;<\/p>\n<p><iframe loading=\"lazy\" src=\"https:\/\/www.youtube.com\/embed\/9czoezm2vqw?rel=0&amp;showinfo=0&amp;controls=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> You know &#8230; once upon a time, banks wouldn&#8217;t give you a mortgage without 10% down &#8212; or more &#8212; and the income to afford a double-digit interest rate. The trouble is, most people today have been so conditioned by cheap credit that they think buying a home with nothing down at 3.5% is normal. And it is; well &#8230; at least until the <a href=\"https:\/\/www.forbes.com\/sites\/johnmauldin\/2020\/01\/03\/the-fed-is-creating-a-monster-bubble\/\" target=\"_blank\" rel=\"noopener noreferrer\">latest Fed credit bubble<\/a> finally implodes.<\/p>\n<p><span style=\"color: #008000;\"><strong>Credit:<\/strong><\/span> As asset manager Sven Henrich observes, the trouble is &#8220;interest on debt increased as did debt (itself) during times of zero rates. But just the slightest increase in rates produced an accelerated curve in interest on debt. So much debt has been accumulated that higher rates are virtually <a href=\"https:\/\/northmantrader.com\/2020\/01\/29\/drowning-in-debt\/\" target=\"_blank\" rel=\"noopener noreferrer\">impossible to sustain<\/a> the vast amounts of debt.&#8221;<\/p>\n<p><span style=\"color: #008000;\"><strong>Credit:<\/strong><\/span> Henrich then goes on to point out an obvious &#8212; and very inconvenient &#8212; fact facing all of us: &#8220;We&#8217;re trapped in an historic debt cycle that requires ever more debt for ever less incremental growth. But nobody wants to hear the truth because it&#8217;s unpopular.&#8221;<\/p>\n<blockquote class=\"twitter-tweet\">\n<p dir=\"ltr\" lang=\"en\">Problem is in the fanatical quest to prevent any and all recessions we keep creating ever bigger bubbles and bust cycles while never really cleaning out the excess, hence the debt burdens &amp; obligations become an ever larger drag on future growth.<\/p>\n<p>Sven Henrich (@NorthmanTrader) <a href=\"https:\/\/twitter.com\/NorthmanTrader\/status\/1222518891735343104?ref_src=twsrc%5Etfw\">January 29, 2020<\/a><\/p><\/blockquote>\n<p><script async src=\"https:\/\/platform.twitter.com\/widgets.js\" charset=\"utf-8\"><\/script><\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> Unfortunately, when the Fed&#8217;s credit bubble finally pops, it won&#8217;t just put an end to overvalued and unprofitable companies like Tesla &#8212; the US dollar will almost certainly be torpedoed too, if only because the <a href=\"https:\/\/www.usdebtclock.org\/\" target=\"_blank\" rel=\"noopener noreferrer\">enormous mountain of debt<\/a> that has been accrued since the dollar&#8217;s link to gold was broken in 1971 will finally become untenable.<\/p>\n<p><span style=\"color: #008000;\"><strong>Credit:<\/strong><\/span> Of course, it&#8217;s not just zombie companies whose shares have benefited from the Fed&#8217;s low interest rate policy. Many profitable Fortune 500 companies have also <a href=\"https:\/\/fortune.com\/2019\/08\/20\/stock-buybacks-debt-financed\/\" target=\"_blank\" rel=\"noopener noreferrer\">taken advantage of cheap debt<\/a> to fund stock repurchases &#8212; thereby increasing earnings per share &#8212; fostering higher prices for them too. Never mind that for the last five years profits, collectively, have done this:<\/p>\n<p><iframe loading=\"lazy\" src=\"https:\/\/www.youtube.com\/embed\/vqW0LEcTAYg?controls=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> By the way, the extraordinary growth in stock, housing and other asset prices is <a href=\"https:\/\/mises.org\/library\/inflation\" target=\"_blank\" rel=\"noopener noreferrer\">proof positive that proximity<\/a> to a central bank&#8217;s printing press is far more lucrative &#8212; and easy &#8212; than earning a living through productive work. Oh, yeah &#8230; that same artificially-generated asset growth is also the primary reason for the increasing disparity in income inequality.<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> Another major problem with cheap credit is that it ensures today&#8217;s retirees &#8212; who, in a healthy financial system, could earn a decent risk-free return from a nest egg invested solely in Treasuries &#8212; now <em><strong>lose<\/strong><\/em> money when adjusted for inflation. It&#8217;s also why people today have to set aside <a href=\"https:\/\/www.sovereignman.com\/investing\/how-screwed-up-the-pension-system-is-27114\/\" target=\"_blank\" rel=\"noopener noreferrer\">three times more money for retirement<\/a> as their parents and grandparents did. Imagine that.<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Debit:<\/strong><\/span> Speaking of inflation, a college degree now costs twice as much as it did 20 years ago. Perhaps that&#8217;s why <a href=\"https:\/\/www.morningstar.com\/features\/the-college-question\" target=\"_blank\" rel=\"noopener noreferrer\">a recent Morningstar study<\/a> found that most folks would be better served by choosing between saving for retirement, <em><strong>or<\/strong><\/em> saving for their kids education &#8212; <em><strong>not<\/strong><\/em> both. Yes, even <em><strong>with<\/strong><\/em> a skyrocketing stock market that only seems to go up. Then again, in a world awash with ultra-cheap dollars that are being devalued daily &#8230; that&#8217;s to be expected.<\/p>\n<p><strong>By the Numbers<\/strong><\/p>\n<p>Forbes reported this week that Mark Zuckerberg&#8217;s net worth <a href=\"https:\/\/www.forbes.com\/sites\/mnunez\/2020\/01\/29\/facebook-stock-drops-6-after-expenses-jump\/\" target=\"_blank\" rel=\"noopener noreferrer\">fell by $5 billion<\/a> on Thursday after Facebook stock took a hit due to rising expenses. Even so, Zuckerberg won&#8217;t be forced to shop at Walmart any time soon, as he was among the five richest people at the end of 2019:<\/p>\n<p><span style=\"color: #0000ff;\"><span style=\"font-size: x-large;\"><strong>5<\/strong><\/span><\/span> Mark Zuckerberg (Facebook co-founder; $73 billion)<\/p>\n<p><span style=\"color: #0000ff;\"><span style=\"font-size: x-large;\"><strong>4<\/strong><\/span><\/span> Warren Buffett (Investor; $86 billion)<\/p>\n<p><span style=\"color: #0000ff;\"><span style=\"font-size: x-large;\"><strong>3<\/strong><\/span><\/span> Bernard Arnault (Owner of LVMH; $106 billion)<\/p>\n<p><span style=\"color: #0000ff;\"><span style=\"font-size: x-large;\"><strong>2<\/strong><\/span><\/span> Bill Gates (Microsoft co-founder; $107 billion)<\/p>\n<p><span style=\"color: #0000ff;\"><span style=\"font-size: x-large;\"><strong>1<\/strong><\/span><\/span> Jeff Bezos (Amazon founder; $109 billion)<\/p>\n<p><em>Source: <a href=\"https:\/\/www.investopedia.com\/articles\/investing\/012715\/5-richest-people-world.asp\" target=\"_blank\" rel=\"noopener noreferrer\">Investopedia<\/a><\/em><\/p>\n<p><strong>The Question of the Week<\/strong><\/p>\n<p><code>[poll id=\"306\"]<\/code><\/p>\n<p><strong>Last Week&#8217;s Poll Results<\/strong><\/p>\n<p>Were your parents good financial role models?<\/p>\n<ul>\n<li>Yes (44%)<\/li>\n<li>Yes &#8230; and no.
